    With logistics, e-commerce and supply chain companies at the forefront of industrial take-up, Horizon38 has welcomed e-commerce, mail and pallet specialist The Delivery Group as its latest occupier.

    Taking 52,500 sq ft of space for its new £8m processing hub, The Delivery Group will be adding 30% capacity to its network to meet its rapidly growing demands, processing and sorting mail ready for delivery into Royal Mail processing points across the South, South West and Midlands. The new centre is expected to generate between 60 and 70 new jobs.

    One of the largest speculative commercial developments ever seen in the region, Horizon 38, developed by MSF Filton, is a joint venture between St Francis Group and Isec, funded by Ropemaker. The scheme is located alongside the A38 in Filton, and benefits from excellent transport links to both Bristol city centre and the national motorway network, making it an ideal location for urban logistics and last mile delivery.

    The Delivery Group is located in unit G8 at Horizon38, one of the larger speculative industrial and warehouse units within phase A of the mixed-use business park. The self-contained detached unit has a 40m deep yard, and four dock level doors and four level entry loading doors, as well as 2,500 sq ft of office space.

    Horizon 38 was borne out of a complete lack of standing stock throughout the region following a rapid take-up in logistics space in recent years. The scheme sits within the Filton Enterprise Area, and combines industrial and distribution buildings totalling 580,000 sq ft with a further 25 acres of mixed employment space.

    According to Paul Hobbs of Avison Young, who acts on behalf of MSF Filton, this most recent letting continues to underline both the demand for high-spec new build warehousing in the region, as well as the strength of the city for inward investment.

    He said: “Horizon38 has been a strong success story for South Gloucestershire. Built on the site of the former Rolls Royce East Works, and with six acres left for further development, this is one of the last parcels of land for industrial and warehouse in North Bristol and South Gloucestershire. With logistics, e-commerce and supply chain companies at the forefront of industrial take-up, rents have been pushed to £8psf, and space such as that at Horizon38 is in big demand. Furthermore, with the MetroBus planned to run through Horizon38, this is a location ideally suited for employment.”

    The building materials and supplies company already has a branch on Sheene Way in Bedminster

    Building materials and supplies company Selco is opening a branch in Filton, creating 50 jobs.

    The Selco Builders Warehouse will open on Taurus Road, off Gypsy Patch Lane in Filton, at the end of May.

    Selco, which already has a branch on Sheene Way in Bedminster, says “virtually all the jobs” are expected to be given to people in the local area.

    The opening forms part of a major branch expansion programme across the UK, during which Selco will have doubled the size of its trade-only business over a five-year period.

    Selco Builders Warehouse is opening a branch in Filton

    Howard Luft, chief executive of Selco Builders Warehouse, said: “We’re thrilled to open branch number 65 – and seventh so far this year.

    “Selco has undergone huge and rapid growth over the last five years and the plan is for that to continue.

    “We are delighted to be strengthening our presence in the area with Bristol Filton. Our recruitment policy has always been to employ people from the branch’s local community and that is continuing here.

    “We want to give people genuine career opportunities and the chance to climb through the ranks at Selco.”

    The company says it hopes the branch will provide a “boost” to tradespeople in the area.

    Luft added: “They will have a greater chance to enjoy the benefits Selco provides – unrivalled availability, with the widest range of products in stock, as well as excellent customer service and trade pricing.”

    There will also be a café in branch as well as a 30-minute click and collect service, and an app (Project List), which allows tradespeople to plan, manage and quote for all jobs through their smartphone.

    Horizon 38 in Bristol has been announced as the location for the new £32m Global Technology Centre revealed yesterday by GKN Aerospace.

    The Secretary of State for Business, Energy and Industrial Strategy,Greg Clark,and the Chief Executive of GKN Aerospace, Hans Büthker unveiled plans for GKN Aerospace’s newGlobal Technology Centre in the UK. The new centre is funded by a£17mcommitment from GKN Aerospace and a£15mcommitment from the UK Government, through the Aerospace Technology Institute.

    The Global Technology Centre at Horizon38, which is expected to open in 2020, will be leased to GKN Aerospace on completion and will extend to 117,000 sq ft (10,872 sq m) on a site of 7.3 acres fronting onto the A38 in North Bristol. It will consist of 46,252 sq ft of Grade A office space over four floors and a research and development area of another 67,188 sq ft in two distinct areas, with an emphasis on the provision of an inspiring high-quality working environment.

    Speaking about the development, Gareth Williams, Development Director St Francis Group and said: “We are delighted to be working with GKN to deliver such a high-quality cutting-edge facility at Horizon38. With the site’s history in the engineering and aerospace industry, it feels right and proper to be on the verge of welcoming to this site an investor in innovative aerospace technology.”

    GKN choosing Horizon38 for its Global Technology Centre reinforces Horizon38’s ambition to support the supply chain for Bristol’s aerospace cluster.

    MSF Filton submitted a detailed planning application to South Gloucestershire Council for the Global Technology Centre in November.

    Gareth Williams continues “We have been working very closely with GKN to develop a bespoke building design capable of accommodating very specific needs and functions. It’s been a collaborative approach to get to the current planning proposals.”

    Paul Hobbs of GVA, who has advised Horizon38 on the deal, adds, “Horizon38 is an exceptional regeneration project that continues to attract a range of occupiers to North Bristol. We anticipate this to be the first of a number of deals that reflect the importance of the aerospace industry to the region.”

    The announcement from GKN follows news this week that Sytner Group is to build a £15million sales and service operation for its CarShop brand on 7.3acres fronting onto the A38. The Village Hotel and Leisure Club at Horizon 38 opens for business this month, complementing the employment uses at the scheme, and providing an excellent destination for the business community in the city.

    Horizon38 is part of the East Works Masterplan Development, a site acquired by MSF Filton in 2015 from Rolls-Royce, already investing around £50m into a range of speculative industrial warehouse units and infrastructure. In the early 1940’s Rolls-Royce began operations at the site in Filton which involved the manufacture and repair of aircraft engines. Rolls-Royce consolidated its operations onto the Gipsy Patch North site which released East Works for a new mixed-use development.

    The South West’s largest industrial letting this year has been secured by MSF Filton Limited, a joint venture between property developers iSec and St Francis Group  , at its  Horizon38 scheme in Bristol ,  rewarding its commitment to the city .

    The 115,000 sq ft speculatively built unit in the new Filton development area, has been let to long-established Bristol firm Apec Braking in a deal which both underlines the demand for high-spec new build warehousing in the region and the strength of the city for inward investment.

    Alliance Automotive Group owned Apec Braking, currently based in two sites in Yate, South Gloucestershire, is a leading UK automotive parts supplier. It will be using the unit as its national distribution centre and HQ.

    This has been one of the largest single speculative warehouse units ever to come onto the South West market, built to respond to a complete lack of standing stock following rapid logistics space take up since the recession.

    Paul Hobbs of GVA , joint agent on the scheme with JLL comments, “The high-quality specification of the units at Horizon38 and the attractive mixed-use nature of the location is exactly what the market is demanding at the present time.     Apec Braking now joins other occupiers at the 60-acre Horizon38, one of the biggest mixed-use schemes of its kind in the UK, including a Selco Builders Warehouse, CEVA Logistics, LSi and Urban Village Resorts hotel.

    Phase two of north Bristol’s Horizon 38 scheme, one of the biggest mixed-use redevelopment projects in the country, is nearing completion.

    The construction of a terrace of seven trade showrooms, the latest phase of development by St Francis Group and iSec, is currently under way and will be ready for occupation in April this year. The units are visible from the A38 and front the new Taurus Road, named after a historic military aero engine built locally by the Bristol Aeroplane Company.

    The new high specification units, with allocated customer parking, provide businesses with a prominent frontage to promote their trade counters and showrooms, alongside a significant anchor occupier, Selco Builders Warehouse, opening in May. The site offers an excellent location in north Bristol for deliveries and ‘just in time’ customer stock holding.

    Units are now available for companies to lease from 3,800 sq ft to 31,700 sqft, the size of the combined terrace building.     iSec and their JV partners, St Francis Group held a launch party on 10th October to celebrate the completion of the first phase at their Horizon 38 development in Bristol.

    The first occupiers of one of the largest speculative commercial developments ever seen in Bristol are beginning to prepare for business. Selco Builders Merchants will be the first trade occupier to open its doors in November 2017, and is currently putting the final touches to its new branch which fronts onto Gypsy Patch Lane, Filton.

    Work is continuing apace at Horizon38, the new employment scheme currently being built at the former Rolls-Royce East Works site in Filton.

    The new 35,000 sq ft trade counter development for leading UK building supplies and materials group, Selco, occupies 2.45 acres and is one of the first anchor tenants on the development .

    The new store will serve Selco’s growing number of customers in Bristol and the South West.     The project combines industrial and distribution buildings totalling 580,000 sq ft with a further 25 acres of mixed employment space including new offices, trade warehouses, motor trade outlets and a new landmark hotel by Village Urban Resorts. The scheme will ultimately support the supply chain of neighbouring aerospace industries, and will benefit from further proposed housing development in the nearby area.

    A ceremony to mark the start on site a new 35,000 sq ft trade centre unit under construction for leading UK building supplies and materials group Selco was today held onsite at Horizon38 – the new 1 million sq ft mixed use development located on the site of the former-Rolls Royce Filton Works announced last October and being redeveloped jointly by developers iSec and their JV partners St Francis Group.

    The new building under construction, is being developed on a 2,43-acre plot and when finished will serve as a new trade counter to serve Selco’s growing number of customers in Bristol and the South West. Detailed planning consent was granted for the development last year, with Selco taking a 15-year lease.  Building work began at the start of March and is expected to be complete by October 2017.

    The building which is being developed to the BREEAM Very Good specification is expected to be completed and available for occupation by  November this year.

    In total 580,000 sq ft of industrial, logistics and manufacturing space is being built at Horizon 38 in four phases – funded by BP Pension Fund. Later phases are expected to be complete in 2018.

    Joint venture partners and commercial property developers and investors, St Francis Group and iSec have today confirmed details of the first of two deals with separate occupiers at its prestigious Horizon 38 development, a 1 million sq ft mixed use scheme in Bristol announced earlier in the year.

    In the first deal, detailed planning consent has been granted by South Gloucester Council for the development of a new 35,000 sq ft Trade Centre for Selco on 2,45 acres.The deal will see Selco take a 15-year lease at an undisclosed rent. Building work is set to begin in March and be completed by October 2017.

    In the second deal, St Francis Group and iSec have confirmed a deal with Village Urban Resorts for the development of a new 153-bedroom hotel occupying the prominent plot on the corner of the A38 and Gypsy Patch Lane. Work on the hotel is due to commence in August 2017 following completion of the internal site infrastructure works and estate road construction. The hotel is expected to be open by summer 2018.

    The new Village Hotel Club will deliver a business class hotel with a business and events HUB and a state-of-the-art health and fitness club including swimming pool, bar and restaurant. The new Village Hotel Club – which will create 100 new jobs – will act as a catalyst for the wider Horizon 38 scheme and represents an investment of £21m.

    Iain Stackhouse, Head of Property at Village Hotel Club, said: “We’re growing the Village Hotel Club network by investing into quality new locations and Horizon 38 will be our 30th site.     Both deals constitute a major milestone on this landmark new development, representing the first occupiers signed since work commenced on the scheme in the summer.

    In other developments, steelwork has started to go up on the start of development of 580,000 sq ft of industrial space being built in four phases and funded by BP pension Fund.

    In this first phase of development 210,700 sq ft of space is being developed across 5 units, with the first delivery of completed logistics and manufacturing space coming on stream in the summer of 2017 with later phases completed in 2018.

    Construction has started on 580,000 square feet of industrial space at Horizon 38, marking the largest speculative industrial development in Bristol for 20 years.

    First phase of the 65 acre £120M Business Park set to rise at former Rolls-Royce East Works site in Filton.

    Joint venture partners and commercial property developers and investors, iSec and St Francis Group have today confirmed the completion of ground works ahead of schedule on Horizon 38, a major new 1 million sq ft mixed use development in Bristol together with the formal start of unit construction.

    Buckingham Group have been appointed contractors on the development and moved onto site to begin work on the first phase of building works.   It is expected that in this first phase of development a range of new industrial and distribution units will be ready and available for occupation by as early as July next year.  They form part of a new 1 million sq ft mixed use development offering opportunities for industrial, warehousing, trade, office, hotel and car showroom development.

    This project is the second time that iSec and St Francis Group have teamed up together to acquire and develop the former Rolls-Royce East Works site in Filton. Speaking about the announcement Mike Forster, Development Director iSec, said “This is a hugely significant project for Bristol. Horizon 38 sits in the heart of the Filton Enterprise Area regeneration site, a highly concentrated, high quality employment area and key UK investment location.     iSec and St Francis Group are set to begin the speculative development of a 600,000 sq ft business park at the former Rolls Royce site in Bristol.

    St Francis Group and Marcol Industrial have secured a funding deal with BP Pension Fund that commits all parties to the development of nearly 600,000 sq ft of speculative warehouse and industrial at the former Rolls-Royce East Works site in Filton.

    To be known as Horizon38, the landmark site fronts the A38 in Filton near the former Filton airfield, Airbus and Rolls-Royce.

    The developers secured detailed planning consent last year for up to 1.2m sq ft of commercial. In addition to warehousing and industrial, the £120m development will include a frontage of mixed-use with car dealerships, trade counters, self-storage and a major hotel.

    Gareth Williams, development director at St Francis Group, said: “Horizon38 will be the first major employment scheme to come out of the ground in north Bristol for 20 years. Set on a 65-acre site, this is a hugely significant development. This scheme could not be better timed with occupiers struggling with little or no available stock in north Bristol. This is a very significant and important project for Bristol, South Gloucestershire and the wider region.”

    Paul Baker of JLL who acted on behalf of BP Pension Fund, added: “The Fund recognised this as a rare opportunity to create the largest single multi-let estate on the northern fringe of Bristol with superb access to both the motorway network and the City of Bristol. With the supply of good quality space at a low, rents growing and occupiers signing longer leases it is the perfect time for speculative development.”

    Paul Hobbs, Industrial Director at property adviser Bilfinger GVA in Bristol who advised the developers on the site purchase said: “North Bristol has seen some dramatic changes over recent years. The former Rolls-Royce East Works development site has lain dormant since the recession started in 2008 but the new owners are ready to bring forward this site.
    “This is a major commercial development for the north fringe of Bristol which, as an employment area focusing on industrial and warehousing, will complement the residential (2,600 houses) and retail developments being planned on the opposite side of the A38 on the former Filton airfield. “It’s hugely significant for the area – we feel as a development it will be as important for north Bristol as Temple Quay has been for the city centre.”

    Major groundworks will commence on site early 2016, with phased development leading to the delivery of the first completed buildings expected early in 2017.

    The Bristol office of JLL advised BP on the funding agreement and will act jointly with Bilfinger GVA in connection with the industrial and warehousing elements. Gerald Eve acted on behalf of Rolls-Royce in the land sale.

  15. Origin3, on behalf of MSF Filton – a joint venture between Marcol and the St Francis Group – has submitted a detailed planning application for over 1m sq ft of mixed-use development on the former Rolls-Royce site in Filton, south Gloucestershire.

    The 65-acre site, which sits on the A38 trunk road between Bristol and Gloucester, received outline consent in 2009 for 1,211,715 sq ft of offices, industrial, storage and distribution space, plus hotel. This permission was later extended for a further three years in 2012.

    It is anticipated that work will commence on the former Rolls-Royce East Works site, which is earmarked for employment, by the end of 2015.

    Gareth Williams of MSF Filton, said: “The delivery of this site is an important part of the economic strategy for the area and will help create a substantial number of new jobs across a range of sectors.”

    The plans include 57,701 sq m (621,093 sq ft) of industrial and distribution units, 21,770 sq m (234,332 sq ft) of offices, plus a 9,258 sq m (99,653 sq ft) hotel as well as car dealerships and ancillary space.

    Rolls-Royce moved from the East Works site to a new custom-built facility across the road in October 2008.
